Business: Make that triplets — another 1.84 million square feet of warehouse space worth $190 million planned in Gordon County near recently announced Union Grove projects.

 

In recent years, we’ve discussed the “Bartow Boom” as manufacturers and warehouses have lit up I-75 from Emerson to Adairsville. We’re going to need to designate a nickname for Gordon County as well as the third large development is now on the drawing boards.

Trade Point 75 is proposed for Dodd’s Avenue, Union Grove Church Road and Gardner Springs Road just south of the Union Grove interchange off I-75. It is the largest one yet — 1.84 million square feet spread among three buildings. The concept is from InLlight Real Estate Acquisitions out of Ponte Verde Beach, Fla. The land owners are D & D Investment Properties LLC. The project is valued at $190 million with buildout due by the fourth quarter of 2025 with the first parts opening in late 2023.

You’ll find more on the two Union Grove projects below. This area has been scalding hot since the I-75 exit was added. Soon after, Love’s opened, following last summer by Buc-ee’s. Already a  heavy industry area, these three projects — with 3.6-plus-million-square feet under roof and valued at nearly $340 million combined.

 


Union Grove North proposed for Gordon County.

  • An 1,002,000-square-foot cousin to recently announced Union Grove South is now under consideration for Gordon County. More than 19% larger than the first site, this project is from the same group — Hillwood developers — basically just up the road (and a left) from the first site.
  • The north site carries a value of $80,060,000 with a completion date set for March 2023. Estimated taxes would be between $550,000 and $600,000.
  • About 1,000 person vehicle trips per day are estimated with 650 truck trips as well.
  • The north site also goes before the Northwest Georgia Regional Commission for review as a Development of Regional Impact.

Union Grove South proposed for Gordon County.

An 840,000-square-foot industrial building, valued at $67.2 million, is being proposed for Gordon County’s Union Grove area by Hillwood developers out of Atlanta. The Development of Regional Impact report shows the project would draw 840 trips a day for cars and 550 per day for trucks, or a total of 1,390 per day. The project, now before the Northwest Georgia Regional Commission, would be in service by 2023. It already is showing up on bidding sites as well.
