The Manis Business Center at the crossroads of Northwest Georgia — Broad Street and Turner McCall — is back on the market.
Two years ago, Roger Manis closed on the purchase of the former Georgia Power offices at 800 Broad St. Manis, the former owner of Apex Trucking, has spent those months since then transforming a vacant campus into a business hub with 60% occupancy as of Friday.
The asking price is $3.2 million vs. the purchase at $1.6 million in December 2019. Manis has updated air condition controls, handled buildout for clients and made other improvements, says Jimmy Byars of Hardy Realty, who has the listing. The October report from the buildling department shows four ongoing projects at 800 Broad, together valued at $90,000.
Manis’ goal, says Byars, was to restore the site to active use. Given the strength of the local market, coupled with “great cash flow and a great location,” Manis wants to see if the time is right to sell, Byars says.
As for the current listing:
“Approximately 43,000-square-foot office building on 1.58 acres at one of the highest traffic count intersection in Rome, Ga. The property consists of two connected buildings that are fully sprinkled. The site has 119 parking space on two levels. Bottom parking is a covered garage with gated access. These buildings have multiple offices as well as large areas for cubicles, as well as a 3,100-square-foot auditorium/training room. One of the buildings has a grand two story foyer entrance. Each of the buildings has an elevator. Currently the building is 60% leased with eight tenants with an income of $24,915 a month. Another 11,000 square feet is left to lease to potential tenants.”
