Business: IDI/Northwest Business Center plans 637,000 square feet of industrial space in Bartow. Fourth major project announced there this year.


Add another major project to the red-hot I-75 corridor in Bartow County for this year. A three-building project for warehouses and offices providing nearly 640,000 square feet under roof is up for review by the Northwest Georgia Regionql Commission.

IDI Logistics, which has industrial sites from Florida to New York to California and especially metro Atlanta is behind this latest project (see portfolio).

We’re not sure on the specific location as yet as there are several related developments planned or under way, including a massive one near the Busch property. The plan is to complete the campus by 2021, according to the initial Development of Regional Impact Report. Southland Engineering is part of the deal as well.

It was one of several key projects announced for Bartow County this year. Among them:

April 18: A $275 million venture called Busch Commerce Park is seeking regional approval to build a distribution monster adjacent to the Anheuser Busch plant in Bartow County. The highlights of the development of regional impact statement:

  • 5 million square feet of multiple warehouse/distribution space.
  • Four hotels.
  • A completion date of December 2021.
  • One of the premiere development partners in Thomas & Hutton, self-described as a company that “provides comprehensive solutions to complex engineering and design challenges to a diverse group of private and public clients. We provide professional consulting; civil, environmental, structural and marine, transportation, water resources, and water and wastewater engineering; surveying; planning; landscape architecture; geographic information system (GIS), and construction administration services to clients in an array of markets.” Check the T & H industrial portfolios here.

March 22: Chick-filA buys 50 acres in the Cartersville Business Park just off I-75 at Cassville-White Road. Already under way, the Chick-fil-A Distribution Center is rising quickly off Cass-White Road in Cartersville. This is the chain’s first company-owned distribution center with a targeted opening in 2020. It will be approximately 200,000 square feet upon completion. Some 300 jobs are due and some hiring already is under way. (Hometown’s recent update)

March 4: I-75 North Logistics Center is proposed for Bartow County: A development of regional impact statement has been filed with the state for a 260-acre development “to support multibuilding distribution and logistics center.”  Capital Development Partners of Atlanta is proposing 2.75 million square feet to be completed by summer 2020. The site adjoins the  Highland 75 industrial campus. The company most recently announced a 2.3 million-square-foot logistics center for the Port of Savannah valued at $125 million and overall has  “completed more than 100 million square feet of industrial projects for eCommerce, distribution, manufacturing and government services customers,” according to the firm’s website.
