Business: Around $30 million in recent improvements, new listing and new video together showcasing property close to State Mutual Stadium.

Seven tracts adjoining State Mutual Stadium and the just-opened RiverPoint apartments are now listed with Hardy Realty, varying from one to more than two-and-a-half acres and together selling for nearly $8 million.

This new push — complete with detailed breakouts and a minute-plus video showcasing the site —  comes amid renewed interest in property just off the Bypass, Riverside Parkway, Braves Boulevard and the Armuchee Connector. That’s renewed as in perhaps $30 million once all announced projects are completed.

Recent additions include the 124 luxury apartments fronting the trails and the Oostanaula River — valued at more than $19 million, Line-X bedliners/protective coatings and the now-under way Lumina Coffee Shop. It should open by the first of February. (Click background).

Another significant investment is on the way — enhancements and updates to State Mutual Stadium, now concluding its 16th season of competition. Voters approved more than $2 million for updates in the 2017 special purpose tax and the Atlanta Braves’ organization has pledged to add to that total as well.

All that is in addition to Bella Roma Grill restaurant, the pioneer as the first to open across from the home of the Braves.


The property now listed is part of the 17 acres owned by Doc Kibler and Dee Yancey. In an interview earlier this year with Hometown Headlines, Kibler said, “We have had a lot of interest but nothing we can announce at this time. We are in ongoing discussions with one possible partner we’ve had for quite some time and we just started discussions about a month ago with another one. How the property is listed:

Tract 1 is 1.8 acres adjacent to RiverPoint apartments with frontage along the trail system across from the Oostanaula River. Price: $825,000.

Tract 2 is two acres with a price of $1,250,000. It also faces the Bypass and is next to the trail system and the Oostanaula River.

Tract 3 is right at the corner of the Bypass and Braves Boulevard (Armuchee Connector). The two-acre site is listed at $1,750,000.

Tract 4, with 2.56 acres, is listed at $1.5 million. Behind it is the just-opened RiverPoint apartments; it also faces Braves Boulevard.

Tract 5, at 1.89 acres, faces the Bypass and adjoins the site where Luminia coffee shop is now under way (opening first week of February). Price: $1.5 million.

Tract 6 is an acre along Braves Boulevard and the Bypass just down from the main gates to Stadium Mutual Stadium. Price: $625,000.

Tract 7, at 1.12 acres, is listed for $525,000 and is down the first baseline from the stadium and probably the closest property to Bella Roma restaurant, one of the “pioneers” among the parcels surrounding the stadium.
